The current pre-launch price applies to the early sales stage before the official launch price is released. Phase 1 covers 64 acres and includes 855 apartments across four towers and 217 G+2 villas, giving buyers seven residential configurations across the apartment and villa segments.

The apartment price band currently runs from ₹1.76 Cr to ₹3.06 Cr. This creates a ₹1.30 Cr difference between the smallest 2 BHK and largest 3.5 BHK apartment. Villa pricing begins much higher because the villa range starts at 4,200 sq. ft. and follows a private G+2 format.

The pre-launch price is available before the project's formal sales launch, while the launch price is the revised official rate published when the project enters the registered launch stage. This distinction is important. A future price increase is possible, but a 10–15% rise should not be shown as an official Embassy Knowledge Park launch price until the revised price sheet is actually released.

2 BHK Pre-Launch Price

Embassy Knowledge Park 2 BHK pre-launch price starts at ₹1.76 Cr for a published size of 1,330 sq. ft. It is the lowest-priced apartment configuration in Phase 1 and currently works out to about ₹13,233 per sq. ft. based on the quoted starting price.

The 2 BHK also has the lowest apartment EOI amount at ₹3 Lakhs. Final cost can change with floor, facing and unit position.

2.5 BHK Pre-Launch Price

Embassy Knowledge Park 2.5 BHK pre-launch price starts at ₹2.09 Cr for 1,598 sq. ft. The configuration is 268 sq. ft. larger than the 2 BHK and costs about ₹33 Lakhs more at the current starting price.

The 2.5 BHK falls under the same ₹3 Lakh apartment EOI category as the 2 BHK.

3 BHK Pre-Launch Price

Embassy Knowledge Park 3 BHK pre-launch price starts at ₹2.55 Cr for 1,896 sq. ft. It is 298 sq. ft. larger than the 2.5 BHK and carries a ₹46 Lakh higher starting price.

The current EOI amount for the 3 BHK is ₹5 Lakhs.

3.5 BHK Pre-Launch Price

Embassy Knowledge Park 3.5 BHK pre-launch price starts at ₹3.06 Cr for 2,250 sq. ft. It is the largest apartment configuration and costs ₹51 Lakhs more than the 3 BHK at the current starting level.

The 3.5 BHK is 920 sq. ft. larger than the 2 BHK and carries a ₹1.30 Cr higher starting price.

Embassy Knowledge Park Villa Pre-Launch Price

Embassy Knowledge Park villa prices start from about ₹10 Cr for the 4 BHK G+2 villa of 4,200 sq. ft. The larger 4.5 BHK and 5 BHK villas measure about 5,200 and 6,800 sq. ft. respectively, but their final configuration-wise prices are not yet published.

Apartment and villa pricing should be treated separately because the villas are private G+2 homes within a 50-acre low-rise enclave, while the 855 apartments are planned across four high-rise towers.

How Much More Does Each Apartment Configuration Cost?

The current price ladder shows exactly how much the starting cost rises as apartment size increases.

The price increase becomes larger with every configuration upgrade. The biggest single jump is from the 3 BHK to 3.5 BHK, where 354 additional sq. ft. adds about ₹51 Lakhs to the current starting price.

When Will the Embassy Knowledge Park Launch Price Be Available?

The official Embassy Knowledge Park launch price is expected only after the project moves from the current pre-launch stage into its formal registered sales stage. Karnataka RERA registration is still awaited as of August 2026, so no final post-launch price table should be treated as confirmed yet.
